It’s the Most Wonderful Time of the Year!
There is nothing like the magic of this season and the excitement that exudes from the hearts and faces of the children as they see Santa! Priceless! Mayor Steve Fuhriman kept our three-year tradition alive as he launched the Hawks Landing Christmas party with his animated reading of ‘Twas the Night Before Christmas. The little ones were mesmerized with the thought that Santa might soon be on his way. After all joined in a spirited rendition of Rudolph the Red-Nosed Reindeer Santa made his grand entrance. May your season be filled with the tender joy we experienced at the Hawks Landing annual Christmas party.

New approvals–future progress
Recently Hawks Landing petitioned the City of Ammon for clarification and additional flexibility on the building ordinances and zoning variances under our PUD. This required a public hearing. We had great support and a listening ear with Planning and Zoning and the Ammon City Council. Ten-foot, side-yard setbacks were approved for the Grandview lots. Also, a smaller building footprint and less square footage above ground was also approved on the Grandview lots. This will give us greater flexibility to meet the needs of the market. We can build larger homes with three-car garages. Or, we can build slightly smaller two-story homes with three-car garages on the Grandview Lots.
Also, our the minimum driveway on our Parkview and Mansion Twin lots was reduced from 23′ to 20′. This will give us more flexibility to build a home that meets our minimum square footage and building footprints while not encroaching into the parks and open space quite as much.
We appreciate the cooperation of the City of Ammon officials to ensure we can continue to build quality homes to the needs and demands of our discerning buyers.
More building, more neighbors
Hawks Landing is pleased to announce another lot sale. With some creativity we closed on a lot and then proceeded to do a lot swap with an existing lot owner. The net result is a new home will start on Grandview lot 13. This will be a total of 7,000 square feet plus and an eight car garage. Construction should start early December. This is a custom build job for Guardian Homes. It will be a masterpiece. The plan is for Guardian to include the home in the 2011 parade of homes. After the parade the owners will move in. You will enjoy watching this one go up. Despite tough market conditions, Hawks Landing continues to sell homes and add more neighbors. Welcome home to Hawks Landing. This is getting good! The Hawks Landing novel gets better with every chapter

Neighbors Helping Neighbors
Statistically new urban communities are safer and healthier. In addition to the active lifestyle with parks, trees, open space and trails, neighbors are interacting, walking, socializing and looking out for each other. Recently at Hawks Landing we experienced this first hand.
One of our resident couples left for two weeks of international travel. Two of their neighbors and walking partners walked circled their home on one of their morning walks. They spotted a water line on one of the basement windows–what are the chances?! They determined a sprinkler pipe had severed and was flooding the basement with each watering cycle. This was two days into the trip.
The neighbors went to work. The sprinkler system was temporarily shut down while they had a handyman fix the pipe. They called a local restoration company who lifted the carpets and personal effects, strategically placed commercial blowers and restored everything to it’s original form once everything was completely dried out. This all happened during the international travel. Our residents returned to find all well as if the flooding never happened.
The consequences could have been much worse. If this had been left in its flooded state for two weeks, mold would have set it, most of the carpet and drywall would have been damaged beyond repair along with many of their valuable personal effects. They saved the basement and they saved their landscaping. They were able to get the irrigation system back up during a hot summer period.
New urban living is all it’s cracked up to be! Neighbors watching over and helping neighbors. It’s clear to see why new urban, mixed-use neighborhoods are happier, healthier and safer communities to live in. It’s no wonder the appreciation rates in new urban communities out pace the non-new urban, non-amenitized developments also. Hawks Landing, this is getting good!
